Description

A rare opportunity to acquire a 608 m² urban plot located in one of the island's most desirable and peaceful residential areas, just a short distance from the Addaya marina, Arenal beach, and the Son Parc golf course.

This property offers excellent potential both as a private development project or as an investment for resale in one of Menorca's most sought-after markets.

With its attractive location and flexible planning parameters, this plot allows the creation of a high-value property designed to meet the growing demand for contemporary villas in quiet, well-connected coastal areas.

According to current urban planning regulations, and subject to approval by the Town Hall, the plot allows:

Maximum occupation: approx. 30% of the surface.

Buildability: 0.30 m² built per m² of land.

Maximum height: ground floor plus one storey (up to 7 metres in total).

Minimum setbacks: 3 metres from side boundaries and 5 metres from the street.

The urbanisation is fully serviced, with sewerage and utilities already in place, allowing construction to start quickly and efficiently.

Whether you are a private investor seeking to build a bespoke villa, or a developer looking to create an attractive product for the market, this plot represents an excellent balance between location, value, and potential.

Addaya

Located on the north side of the island, in the borough of Es Mercadal, this urbanisation owes its name to its exclusive natural port, halfway between the Natural Park of S'Albufera des Grau and the Marine Reserve of northern Menorca. This area houses many villas - not only those for summer occupancy but also many for all year round living as well - set with privileged views over the sea and Marina. It is an unbeatable place for those boat owners who are looking for mooring with a place to live in Menorca. Apart from the variety of complexes in this area, it also boasts a defence tower, built during an English reign.

Mercadal

The district of Es Mercadal, the nerve centre of which is the town of the same name, extends for 134 square kilometres and borders the east with Alaior, to the south with Es Migjorn Gran and to the west with Ferreries. Due to its situation as a crossroads, it has become an obligatory spot to stop at, offering a varied choice of renowned fine food. On the outskirts of the town we can make our way to Monte Toro, the highest point of the island, a mountain of Menorca that provides some spectacular views around it.

Menorca

Those who visit Menorca have stated that it is one of the paradises of the western Mediterranean, an island that history has always been an object of desire because of its strategic position and which now has ended up becoming one of the most attractive tourist destinations. However, it is not only a dream spot for holidays, but also for living. Menorca allows you to experience for yourself the quality of life that you had always imagined, through the combination of small details that make up its landscape, people, tranquillity, light, traditions and fine food.

Geographically, Menorca is the easternmost and northernmost island of the Balearic Islands, declared a Biosphere Reserve in 1993 by UNESCO. It has a coastline  of 701 km² and 216 kilometres of, along which are distributed more than 70 beaches. Blessed with a typically Mediterranean climate with annual average temperatures of 16.5 degrees, it currently has a population of 96,000, concentrated into eight districts: Maó (administrative capital of the island), Ciutadella (the old capital), Alaior, Ferreries, Es Mercadal, Es Castell, Sant Lluís and Es Migjorn Gran. There are three other towns, Sant Climent, Llucmaçanes and Fornells, the first two in the district of Maó and the other in Es Mercadal. Maó, located in the east, and Ciutadella, in the west, are the two most inhabited towns on the island.

Socio-economically, unlike the other islands of the Balearic archipelago, Menorca has, over time, had the good fortune to be able maintain a perfect balance between the  traditional industries of footwear, costume jewellery and agriculture favouring the gentle development of the tourist sector and thus enabling the island to preserve its countryside and beaches. This environmental sensitivity still exists among all its inhabitants,  guaranteeing a unique setting, perfect for family, sports and cultural tourism.
